Foreclosures - everyone is speaking about them and with good reason. There is a opportunity that folks, the regular types, might be able to purchase Real Estate at the proverbial bottom…  That should be something that everyone should at least consider is they have the means and if it is a good fit for their lifestyle.

Whoa - do you mean that not everyone out there should buy Real Estate - True - I said it, not everyone is a good fit for that kind of commitment - everyone is different and everyone deserves to speak with an expert about what the market is doing, where it is going and to have it explained from their own point of view.

We want to educate and be the purveyors of knowledge to the masses - we have operated our REO portals - Foreclosure Radar’s and other fantastic places on the WWW, where from the privacy and comfort of your own home, you can see what are the current, right now, real estate happenings.  We have news feeds, blog platforms, MLS vendors - databases - and we also know a heck of a lot about Lending and Mortgages - without being the ones that loan money - we do make sure everyone is doing their part for everyone that chooses us to be their representatives within Real Estate - We never want it said that we let anyone get hurt - and it has not happened and we will not allow it to - that is why we have such a “Vice-Grip” type lock on all of the vendors that have their palace in any one Real Estate Transaction.  It is a huge responsibility and headache - but if your Real Estate Deal only depended on our Team - Paris, Me, David and Jamie - then it would go along without a hitch…  But our education of who is who in the zoo is very important when we have our introductory meetings. - It gives titles and functionality with regard to who does what and why…  You owe it to yourself, drop us a line.

Pending Foreclosure asset - Port Hueneme California - Beach Close

I am still completing the cash for keys agreement or eviction of this new asset we just acquired located in Port Hueneme California - It is a three bedroom and two bathroom home located close to the beach and the Military Base.

After I get the particulars, check back to see what the listing price will be and of course the terms that will be set by the bank and their asset managers.  This property should not last very long due to its exterior profile, location and we all know that location is the key.

If you are frustrated about the internet based companies that are attempting to get money from you just to look for real estate on the computer or otherwise wanting to charge you for other “searching” searches related to foreclosures and other distressed properties - stop paying and have a look at things that are free as they should be.

The data obtained from our Real Estate Search Engines are directly from the source, the Local Board of Realtors that has every single listing in whichever area you are interested in.  So there is no middle man of outside vendor.  These Multiple Listing Service Engines are updated several times per hour so you do not need to worry about something showing active when it has been sold - this is of course if the agent that has the listing is doing their job…  Another post for another day.

There are two resources that we have which I love to tell people about - we have a resource that will allow you to search as an agent would for homes - you can search specific criteria and even every single foreclosure on the Market - this is our ListingBook resource.

The second and only in order being typed is our Diverse Solutions Resource which uses a Map Interface.  when you go to this site you will see a multitide of green buttons that have to do with homes for sale, keep zooming in and you will start to see individual homes for sale, click on those and you will get all of the infomration you desire - CARETS has opened up a lot of the Boards of Realtors and shared all of their data - so you have a one stop shop at either our ListingBook or MLS resource!

New Foreclosure Asset in Simi Valley - Vacant and on market soon.

I just completed a Verification of Occupancy at one of the bank’s assets in Simi Valley Off of Tapo Canyon just south of the 118 freeway.  This is a condo, two bedroom and one bathroom.  The re-key has taken place and I am waiting to have my pictures produced so I can complete my Price Opinion.

Watch for what this and other foreclosures the Bank has so graciously trusted The Paris911 Team at RE/MAX of Santa Clarita with the handling and selling of.  If you think about it, if the bank trusts us with their Assets - don’t you think you should also?

Asset Managers - I feel your pain…

Tough Job - I understand the role of being a Police Officer for more than 17 years with the Los Angeles Police Department, I was full time and still remain a full line reserve officer, teaching Firearms/Tactics.

But since the Real Estate market has changed to become fed by Foreclosures and those defaulting on their loans, you can look everywhere on line, where we posted our Resume’ as being able to handle the banks and investors assets with the marketing of their foreclosures, and see that there is a huge call for Asset Managers, Senior Asset Managers, Eviction coordinators and pre-marketers.

We are tied with a few banks in the handling of their assets.  I have spoken with a lot of different folks from those different titles and have had both positive and negative experiences.

Asset Managers and even Senior Asset managers answer to someone.  They have a tough job - as do the Eviction coordinators and pre-marketers.  All are over whelmed and given more work daily.  No matter what their current workload, it seems to continue to be increased.  The banks and investors are attempting to maximize on their shareholders profits so we know where the squeeze takes place.  Our heart goes out to those in these positions, they are some of the hardest working in the Banking Industry.

On the other hand, you have the “arrogant” REO Agent, that is going to talk down to the asset managers and attempt to tell them how it is going to be.  “I’m sorry, since when do be bite the hand that feeds us?”  The REO Agent needs to take some of the work and stress from the Asset Managers, Pre Marketers, and the Eviction Coordinators by becoming a Responsible and Accountable Entity in the Foreclosure Game and not another “problem”.  However, some of the time they are not alleviating stress, but adding to the stress that is experienced by the Asset Manager.

We understand this, that is why we do our due diligence to make sure that we are covering all of our bases.  We also do not take any of the Asset managers for granted and get back to them in priority fashion.  If they pose a question, it is written that we are to respond within 24 hours.  It is my drive, as The Paris911 Team Leader, to have that cut down to a mere 24 minutes. If not in 24 minutes - Very soon Indeed.   I know how it is to need an update or something done sooner than later.  Why not get it done so the Asset Manager can move on to some other task.

Everyone answers to someone - I want to be, and we are, the types of Agents that are not ball droppers and make sure that our Asset Managers, pre marketers and eviction coordinators know that they are appreciated and they are constantly reminded of us being thankful for the relationship.  We don’t want to be another Stress in your already difficult and demanding job - But a Vindicator of sorts to help the process become something that gives you the confidence to persevere in your other tasks without having to worry about your agent not doing their JOB!

How do you work out your STRESS???

Do you run, wish, dream, sleep or dependent on something illegal - or maybe something that is not illegal but takes it’s toll on your body.  What does this have to do with our Foreclosure Resources?

I’ll tell you.  If you have been in the sights if your lending institution because of some tragic, life changing event in your world where you cannot make your house payment or cannot earn enough money to survive - you are not along.

The one thing I will tell you from my point of view having been there and having experienced some pretty crappy times.  Try and focus on being thankful for something - no matter how small.  Try to find anything at all to be thankful for - Remember that this to shall pass and nothing remains the same.

Take time out to smell the air, look at the sky, feel the wind, or lack of it.  Make sure you are taking care of yourself.  If you have not ran in a long time and miss what the kids experience on a daily  basis, running just to run.  Then you might want to take some time in the mornings or late in the evenings to get out there and feel your lungs burn.  After a few days or a couple of weeks, it will be much easier.  

There is a lot of research done on the knee and joints with regard to their repeated exposure to the bone jarring that running adds to them.  But it works for me and I have come along way - I remember being much larger than I am now and I also remember what not having that endorphin rush felt like versus having it when I am finished with my Military Shuffle.
