I have just uploaded the latest NOD - Notice of Default listings from the Santa Clarita Valley - just keep an eye on each of these - It takes approximately 90 days for the bank to record this document that shows that the owner has not paid their mortgage.  Sometimes it is a mis-file or the case of someone just falling behind and their intention is to make it up and become current.  But the longer it goes the more of a chance, with this economy - they might not be able to make it good with their mortgage holder.

Then the property goes a couple of different ways - either a short sale, which we are well versed in FYI - or if not, it becomes a Foreclosure - sometimes the foreclosures get purchased before the listing phase in BULK by an investor, another bank buys them or they just simply fall off of the radar.
